The cost of construction in Kenya can be divided into three major categories: low, medium and high cost. The main determinant here is the finishing. Generally, all house construction costs are broken down into: foundation-15%; walling and ring beam-20%; roofing-15%; windows and doors-10%; finishes (plaster, tiling, painting, ceiling, sanitary fittings - hand-wash basins, shower etc)-15%; septic tank, wiring, wardrobes, kitchen cabinets, fence etc-19% and professional consultancy fees-6%. Land costs vary widely depending on location.
